What does “Days on Market” actually tell us in the Birmingham real estate market?

Many buyers and sellers in Hoover, Riverchase, and throughout the Greater Birmingham area see Days on Market (DOM) and assume it’s simply a measure of demand.

It’s more nuanced than that.

A home’s time on market can reflect:
• Pricing strategy
• Condition
• Marketing quality
• Buyer demand
• Seasonal trends

A home sitting for 45 days doesn’t automatically mean something is wrong with it.

Likewise, a home selling in 3 days doesn’t necessarily mean it was priced correctly.

The real question is:

How does that home’s performance compare to similar properties in Hoover, Riverchase, Vestavia Hills, Homewood, or elsewhere in the Birmingham metro area?

Context matters.

That’s why local market knowledge is often more valuable than national headlines.
